The critical components of your real estate tax bill are the following: assessed value of the property, the applicable rate for that tax year, the amount of tax due, and, if approved, the homestead and farmstead exclusion from the assessed value and the amount of tax due. The homestead exclusion funds are created from Pennsylvania gaming activities and serve to reduce the tax amount due for approved homestead and farmstead properties.

Each taxpayer has the option of paying their taxes during the discount period from July 1 to August 31 in order to receive a 2% discount off the amount due. Taxpayers also have the option of making 4 equal installment payments during the months of July, August, September and October. Taxes are due in full by October 31 and are turned over to the Lebanon County Tax Claim Bureau for collection after December 31 of each year.

Online Tax Payment and Property Tax Rebate

Keystone Collections Group offers online access for tax payers to pay online or to obtain their property tax receipts in order to participate in PA’s Property Tax Rebate Program. View the guide to the program. To ensure privacy, each property owner will need the invoice number from their original tax bill to look up the receipt online. If you do not have the invoice number, you may obtain the receipt for them through your KeyTRAC account. The KeyTRAC Property Tax Receipt Lookup will guide you through this process.

Keystone Collections Group is now offering a Standardized Tax/Fee Certification Form. This form is designed to speed the process to certify that property taxes, utilities and storm water fees are paid.

"Clean and Green"

Pennsylvania Farmland and Forest Land Assessment Act (Act 319)

Act 319 is a state law that allows qualifying land which is devoted to agricultural and forest land use to be assessed at a value for that use rather than Fair Market Value. The intent of the program is to encourage property owners to retain their land in agricultural, open space, or forest land use, by providing some real estate tax relief.
